What is my land worth in Virginia?
Virginia farm real estate averaged $6,100 per acre in 2025, up 4.3 percent on the year, with cropland at $6,170 and pasture at $5,300, according to the USDA Land Values 2025 Summary. Those are state averages across working farms. A raw, unimproved tract usually sells below them, and a parcel near Charlottesville or Northern Virginia well above.
What a specific parcel is worth depends far more on access, location and condition than on the state average. These are the factors that move our offer:
- Legal and physical access. Deeded road frontage adds value. A landlocked parcel or one reached only by a prescriptive easement is worth considerably less.
- Location and distance to town. Land within 30 minutes of Richmond, Charlottesville, Lynchburg or Fredericksburg command more than the same acreage in Southside or Southwest Virginia.
- Soil and wetlands. Buildable, well-drained soil is worth more than land that is more than a quarter of a wetland or in a floodplain.
- Timber. Merchantable pine or hardwood adds value. Recently cut-over land is still worth buying, but the timber is not there to pay for.
- Zoning and restrictions. Agricultural or rural residential zoning with no deed restrictions sells for more than land under a conservation easement or a subdivision covenant.
- Title. Clean title closes fast. Heir property, missing deeds or old liens can still be bought, but the cleanup cost comes out of the number.

What taxes and costs apply when you sell land in Virginia?
Selling land in Virginia carries three potential costs: the state grantor's tax, land use rollback taxes if the use changes, and federal capital gains tax. When you sell to USA Land Group you pay no commission and no closing costs, so these are the only items that can affect your net.
Grantor's tax
Virginia charges the seller a grantor's tax of 50 cents for every $500 of the sale price, which works out to $100 on a $100,000 sale, under Virginia Code § 58.1-802. The title company collects it at closing. It is the one state tax a seller cannot avoid, and it is small.
Rollback taxes under Land Use Assessment
If your land is enrolled in a county's Land Use Assessment program, rollback taxes are triggered by a change in use, not by the sale itself. Whoever changes the use pays the rollback, which covers the current year plus up to five prior years of deferred tax, as Clarke County's rollback guide explains. If you sell qualifying farmland or timberland to us and we keep it in a qualifying use, you owe no rollback. Capital gains and inherited land
Virginia has no inheritance or estate tax, so heirs owe nothing to the state for receiving land. Federal capital gains tax applies to the difference between your sale price and your basis. For inherited land the basis is usually stepped up to the value on the date of death, which often means little or no gain when heirs sell within a few years. Can I sell inherited land in Virginia?
Yes. Inherited land is the most common thing we buy in Virginia. If the estate has been probated and you hold title, the sale works like any other. If probate is still open or several heirs own the land together, we can still make an offer and work with the estate's attorney or the title company to close once everyone has signed.
Heirs do not need to be in the same state, or the same room. The title company handles signatures by mail or mobile notary.
