For Georgia landowners
Sell My Land in Georgia for Cash
USA Land Group buys land in Georgia directly from owners. We pay cash from our own funds, there is no agent and no commission, and we close through a Georgia real estate closing attorney on a date that works for you.
If you own 20 acres or more anywhere in Georgia, send us the parcel and we will send back one written offer. No listing, no showings, no waiting on a buyer's loan.
How do I sell my land in Georgia for cash?
Sell it directly to a buyer who already has the money. That removes the three things that slow a Georgia land sale down: finding a buyer, waiting on their financing, and renegotiating after the soil test.
- 01
1. Send us the property.
County, parcel number or road, and roughly how many acres. We pull the rest from county records. - 02
2. We research it.
Access, zoning, soil and wetlands, timber, and a preliminary title search. Usually three to five business days, at no cost to you. - 03
3. You get one written offer.
The number on the offer is the number you receive at closing. We do not deduct fees or commissions. - 04
4. We close with a Georgia closing attorney.
You sign; the attorney records the deed and wires your funds. Most sales close two to six weeks after you accept.
What kind of land do we buy in Georgia?
Rural tracts of 20 to 500+ acres with legal access. We prefer road frontage, no deed restrictions and no more than 25 percent wetlands, which covers most farmland, timber land, pasture and old homeplaces in the state.
Land we commonly buy:
- Pasture and farmland no longer being worked
- Timber tracts, standing or cut over
- Inherited land, including heirs' property with several owners
- Land owned by people who have moved out of state
- Tracts with back taxes, liens or a title problem we can help clear
We do not buy paper lots in platted subdivisions or land with no deeded access.
Where in Georgia do we buy land?
Statewide, with most of our activity in Northeast Georgia and the counties within about 90 minutes of Atlanta. We currently own land in Jackson County and are actively buying around it.
Northeast Georgia
Jackson, Banks, Madison, Franklin, Hall, Barrow, Oglethorpe, Elbert, Hart, Stephens
Middle and West Georgia
Walton, Morgan, Greene, Putnam, Jasper, Monroe, Meriwether, Troup, Heard, Carroll
South Georgia
Laurens, Dodge, Telfair, Wilcox, Ben Hill, Irwin, Coffee, Berrien, Lanier, Brooks
If your county is not listed, send the parcel anyway. We review every Georgia tract that meets our size and access criteria.
How much is my land worth in Georgia?
It depends on access, distance to a town or interstate, soil, timber and how the land is zoned. Rural homesite land near I-85 in Jackson County currently sells for around $25,000 an acre; large timber tracts in South Georgia can sell for a tenth of that.
Our offer is below retail list price, because we take on the survey, the title work, the holding period and the resale. What you get in exchange is a firm number and a firm date. If you want to see how buyers value land in the same area, read our guide to buying land in Jackson County.

Why sell to USA Land Group instead of listing?
Listing rural land in Georgia with an agent usually takes six to eighteen months and costs 6 to 10 percent in commission. We close in weeks and charge nothing.
We are also not a wholesaler. We buy the land ourselves and hold it; you can see the tracts we own on our land for sale in Georgia page. A wholesaler signs a contract and then looks for a buyer. We already are the buyers.
| Item | Listing with an agent | Selling to USA Land Group |
|---|---|---|
| Time to close | 6–18 months | 2–6 weeks |
| Commission | 6–10% | None |
| Closing costs | Usually split | We pay |
| Survey | Often seller's cost | We arrange and pay |
| Buyer financing risk | Yes | None |
| Showings | Yes | None |
Can I sell inherited land in Georgia?
Yes, and it is one of the most common things we buy. If the estate has been through probate and you hold title, the sale works like any other. If several heirs own the land together, the closing attorney collects a signature from each one, by mail or mobile notary if they live out of state.
Georgia adopted the Uniform Partition of Heirs Property Act, which gives co-owners more protection than a forced auction. In practice, the simplest route is for the heirs to agree a sale together, and we have closed many of those.

Questions
What Georgia landowners ask us.
How fast can I sell my land in Georgia?
Most sellers get a written cash offer within five business days and close two to six weeks after accepting. Title is the main variable: land still in a deceased relative's name takes longer because the closing attorney must confirm who can sign.
Do I need a realtor to sell land in Georgia?
No. Georgia does not require an agent on a land sale. You sell directly to the buyer and close through a Georgia real estate closing attorney, who prepares the deed and handles the funds.
Who pays closing costs when selling land to USA Land Group?
We do. We pay the closing attorney, the survey if one is needed, and the recording fees. The only deductions from your offer are amounts needed to deliver clear title, such as a mortgage payoff or unpaid property taxes.
What taxes do I pay when I sell land in Georgia?
Georgia charges a real estate transfer tax of $1 per $1,000 of sale price, normally paid by the seller, which we cover. Any profit over your cost basis is subject to capital gains tax; a 1031 exchange can defer it if you reinvest in other property.
Can I sell land that is in conservation use (CUVA)?
Yes. If the land is under a CUVA covenant, selling it does not break the covenant if the buyer keeps it in qualifying use. We buy CUVA land regularly and can continue the covenant or handle the breach penalty, depending on our plans for the tract.
Will you buy heirs property in Georgia?
Yes. We buy land owned by several heirs if every owner agrees to sell. The closing attorney collects each signature, by mail or mobile notary if needed, and we have closed sales where heirs lived in several different states.
Is USA Land Group a legitimate land buyer in Georgia?
Yes. We buy with our own capital and hold title to what we buy; our current Georgia tracts are listed at usaland.group/properties/georgia. Every closing runs through a licensed Georgia real estate closing attorney, and you can reach the team at (888) 416-8804.
