How do I buy land in Virginia without a realtor?
You buy directly from the owner and close through a Virginia title company or settlement attorney. The title company prepares the deed, runs the title search, holds your deposit and records the sale. No agent is required on either side.

Lunenburg County
Southside Virginia, about an hour southwest of Richmond. Surveyed tracts with long road frontage and mature hardwoods; the 11.385-acre parcel can take up to three homesites. Lower prices per acre than anything near Charlottesville.
Cumberland County
Between Farmville and Richmond off Maxey's Mill Road. A private 5.3-acre wooded homesite, and a 106-acre tract in a growing area that suits a farm, a family compound or small-scale development.

What should I check before buying vacant land in Virginia?

- Legal access. Does the parcel touch a state road, or is there a recorded easement? Ours do, or we say so.
- Perc or soil evaluation. Needed for a conventional septic system. We share any results we have and can point you to a licensed soil evaluator.
- Zoning and minimum lot size. Each country sets its own rules on dividing land and what you can build.
- Land-use taxation. If the tract is in use-value assessment, ask the county about rollback taxes if you change its use.
- Utilities. Power is usually at the road; water is normally as well. We tell you the distance to the nearest pole.

Is the land surveyed and does it have road access?
Yes on both. Every Virginia tract we list has deeded road access or a recorded easement, and a boundary survey with marked corners. We send the plat and the recorded access documents before you visit.
Can I build a house on this land?
On the homesite tracts, yes, subject to the county's permit process and a soil evaluation for septic. We share any perc or soil results we have and note anything that limits where a house can go. Larger tracts may allow several homes depending on county subdivision rules.
