Looking for land outside Alabama? We also have acreage and homesites available across the Southeast.

Can I buy vacant land in Alabama without a realtor?

Yes. Alabama does not require a real estate agent to buy land. You agree a price with the owner, sign a purchase agreement, and close through an Alabama closing attorney or title company, which searches the title, prepares the deed and records it with the county probate office.

That is how every USA Land Group sale works. We own the land, we are the seller, and you deal with us from first question to closing.

Where is your land for sale in Alabama?

Our Alabama land is in two areas. In DeKalb County, the tracts sit on Lookout Mountain near Fort Payne and Mentone, about 45 minutes from Chattanooga and 90 minutes from Huntsville, Birmingham and Atlanta. In Morgan County, our timbered acreage is just outside Decatur, 30 minutes from Huntsville and the Redstone Arsenal corridor.

What does land cost in Alabama?

Rural land in Alabama is among the cheapest in the Southeast. Our wooded DeKalb County tracts start around $3,500 per acre for hunting and recreation land, with buildable homesites with views priced higher. Timbered acreage within 30 minutes of Huntsville, like our Morgan County tract, sells for $12,000 to $16,000 per acre. Statewide, raw rural land runs $3,000 to $8,000 per acre; land near Huntsville, Birmingham or the Gulf Coast runs well above that. Every price is listed on the tract, with no “call for price”.

Is the land buildable? What about utilities?

Yes. Our DeKalb and Morgan County tracts are outside city limits with no zoning restrictions on a single-family home, cabin or barndominium, and no HOA. Power is available at or near the road on the homesite tracts. Water is by private well or, on some DeKalb tracts, rural water along the county road; sewer is by septic, which needs a soil evaluation from the county health department before a permit. We tell you what each tract has before you visit.

Is Alabama land good for hunting?

Yes. DeKalb County is one of the better whitetail and turkey counties in north Alabama, and our wooded tracts back onto large timber holdings. Alabama's deer season runs from mid-November into February, one of the longest in the country, and landowners hunting their own property do not need a state hunting license. The 15-acre and larger wooded tracts are bought mostly by hunters and weekend-cabin owners.

How do I buy land from USA Land Group?

Buying land from us takes four steps and usually closes in two to four weeks.

  1. 01

    Pick a tract.

Browse the listings above, open the Land ID map, and walk the property whenever you like.
  2. 02

    Ask us anything.

Call or send the form. The person who answers owns the land and knows the survey, soil and access.
  3. 03

    Sign the contract.

A standard Alabama purchase agreement with the price, closing date and earnest money.
  4. 04

    Close with a closing attorney.

The attorney or title company issues title insurance, you sign the deed documents and the land is yours. Buyer and seller split normal closing costs unless agreed otherwise.

Do you offer owner financing on Alabama land?

We sell for cash or with your own lender; many buyers use a land loan from Alabama Farm Credit or a local credit union.

Is Alabama land a good investment?

North Alabama land has risen steadily with Huntsville's growth, which has been one of the fastest in the Southeast since 2020. Alabama has the lowest property taxes in the country, a deed recording tax of only $0.50 per $500, and no state restrictions on out-of-state buyers. Every tract we list is held for investment and marked 1031 eligible.

Can I use a 1031 exchange to buy Alabama land?

Yes. Vacant land held for investment is like-kind replacement property under Section 1031. Because we hold clear title and can close on a fixed date, our Alabama tracts work inside the 45-day identification and 180-day completion windows. Read more on our 1031 exchange page.

Why buy land from the owner instead of a listing?

Because you get the facts before you fall in love with the view. We have already surveyed the tract, confirmed legal access, checked for restrictions and priced it in the open. You talk to the owner, not an agent working from a listing sheet, and nobody adds a commission to your price.

Questions

Frequently asked questions

Can I buy land in Alabama without a realtor?

Yes. Alabama does not require a real estate agent to buy land. You agree with the owner and close through an Alabama closing attorney or title company, which searches title, prepares the deed and records it at the county probate office. That is the standard process on every USA Land Group tract.

How much does land cost in Alabama?

It depends on location and use. Wooded hunting and recreation land in DeKalb County starts around $3,500 per acre. Buildable homesites with views and timbered acreage within 30 minutes of Huntsville sell for $10,000 to $16,000 per acre. Land near Birmingham, Huntsville city limits or the Gulf Coast costs considerably more.

Is there an HOA or zoning on your Alabama land?

No HOA. Our DeKalb and Morgan County tracts are outside city limits in unzoned county areas, so a home, cabin, barn or hunting camp is allowed subject to a county septic permit. We tell you about any recorded restrictions before you visit.

Do the tracts have power, water and septic?

Power is at or near the road on the homesite tracts. Water is by private well or rural water where a line runs along the road. Sewer is by septic, which requires a soil evaluation and permit from the county health department before construction.

How far is DeKalb County from Chattanooga, Huntsville and Atlanta?

Fort Payne in DeKalb County is about 45 minutes from Chattanooga, 90 minutes from Huntsville and Birmingham, and about two hours from Atlanta via I-59.

Can I hunt on the land?

Yes. Alabama landowners may hunt their own property, and the wooded DeKalb County tracts hold whitetail deer and turkey. Alabama's deer season runs from mid-November into February. Check the current Alabama Department of Conservation regulations for bag limits and county rules.

Is this land eligible for a 1031 exchange?

Yes. Every Alabama tract we list is held for investment and marked 1031 eligible. We hold clear title and can close on a fixed date inside your 45-day identification and 180-day completion windows.

What are the closing costs when buying land in Alabama?

As the buyer you typically pay the title insurance premium, the closing attorney's fee and recording fees, usually $800 to $1,500 on a tract at our price range. Alabama's deed recording tax of $0.50 per $500 is customarily paid by the seller. The closing attorney gives you an exact figure before closing.

Can I visit the land before buying?

Yes. Every listing has an interactive Land ID map with the surveyed boundaries, so you can drive out and walk the tract at any time. Call us first and we will tell you where the corner pins and the best access point are.
