Buying Land Near Pigeon Forge for a Cabin What to Know First

Pigeon Forge and Gatlinburg draw more than ten million visitors a year, and a lot of them leave wondering what it would take to own a piece of the Smokies. The answer usually starts with land, not a finished cabin.

We own and sell wooded tracts in Sevier County between the two towns, so we hear the same questions every week. This guide covers what land costs here, what the county allows, what to check on a mountain lot, and how to buy without an agent.

How much does land cost near Pigeon Forge?

Wooded, unrestricted tracts of 5 to 10 acres within ten minutes of Pigeon Forge currently list for around $28,000 per acre. Smaller lots inside cabin developments can run higher per acre; larger tracts further from the Parkway run lower.

Two things drive the price: how close the land is to the Parkway and the attractions, and whether it already has road frontage, power and a passed soil test. A tract that is ready to build on saves you months and commands a premium.

Can you build a short-term rental cabin on land in Sevier County?

In most of unincorporated Sevier County, yes. Short-term rentals are a core part of the local economy and agricultural zoning generally allows a cabin that is rented nightly. Inside the city limits of Pigeon Forge, Gatlinburg or Sevierville the rules are stricter and permits are required.

Before you buy, confirm whether the parcel is in the county or inside a city limit, and check the county's current short-term rental permit requirements. Rules in tourist counties change more often than elsewhere.

What should you check on a mountain lot before buying?

Five things, in the order they usually surprise buyers.

1.      Slope and the building site. Much of Sevier County is steep. Walk the tract and find the flat or gently sloping area where a cabin and septic field can both fit.

2.      Septic. The Tennessee Department of Environment and Conservation approves septic systems based on soil and bedroom count. A passed soil test is worth a lot on mountain land, where suitable soil is scarce.

3.      Road access and grade. A county road or a recorded easement, and a driveway grade a truck can climb in winter.

4.      Power. At the street, or how far away. Running power up a hillside is priced by the pole.

5.      Water. Rural Sevier County is on wells. Ask what nearby wells hit and how deep.

Where is the land near Pigeon Forge?

The tracts we own sit off Gnatty Branch Road between Pigeon Forge and Gatlinburg, less than ten minutes from the Parkway. They are wooded, rolling, zoned agricultural, with road frontage, power at the street and a successful soil test on record. Several adjoining tracts of 5 to 9 acres can be bought singly or together. You can see them on our land for sale in Tennessee page.

Do you need a realtor to buy land in Tennessee?

No. Tennessee does not require an agent on a land sale. You agree terms with the owner and close through a Tennessee title company or real estate attorney, who runs the title search, holds your earnest money, prepares the warranty deed and records it with the Sevier County Register of Deeds.

From a signed contract to closing is usually 30 to 45 days when the survey exists and title is clean.

What does "unrestricted" mean on Sevier County land?

No HOA and no recorded covenants, so a cabin, a tiny home, a camper site or a rental are all allowed subject to county permits. County zoning and the state septic rules still apply. We cover the detail in our guide to unrestricted land in Tennessee.

Can you buy Smoky Mountain land with a 1031 exchange?

Yes. Vacant land held for investment is like-kind replacement property, and land you intend to improve and rent qualifies. The constraint is time: 45 days to identify and 180 to close. Tracts with clear title and a survey close comfortably inside that; see our 1031 exchange page.

Before you make an offer

Ask for the survey, the soil test report and the recorded deed. Visit twice, once in the week and once on a Saturday in season, so you know what the roads are like when the area is full. If you plan to rent the cabin, call the county's planning office about permits before you sign.

FAQ

How far is Gnatty Branch Road from Pigeon Forge?

Less than ten minutes by car. The tracts sit between Pigeon Forge and Gatlinburg, so the Parkway attractions, Dollywood and the Great Smoky Mountains National Park entrance are all within a short drive.

Is land near Pigeon Forge a good investment?

It has been one of Tennessee's strongest land markets because of tourism demand for cabins and short-term rentals. Like any investment it carries risk, including rule changes on rentals and interest rates, so run the numbers on build cost and occupancy before you buy.

Can I put a tiny home or camper on land in Sevier County?

On unrestricted agricultural land, usually yes, subject to county permits and a septic approval. Check the county's limits on how long a camper can be occupied before relying on it as a permanent setup.

How much does it cost to build a cabin in the Smokies?

Build costs vary widely with slope, access and finish, and rise on steep lots because of foundation and driveway work. Get a site-specific quote from a local builder after you have walked the tract and seen the soil test.

Do I need a permit for a short-term rental in Sevier County?

Inside the city limits of Pigeon Forge, Gatlinburg and Sevierville, yes. In unincorporated Sevier County the requirements are lighter but do change, so confirm with the county planning office before you buy.
